When you send it a message, it fans the query out to two sub-agents — a San Jose market-snapshot agent and an econometric robustness-checking agent — collects both replies, and returns one combined answer. The market snapshot gives current typical home value and rent with month-over-month and year-over-year trends (from Zillow data); the robustness check estimates the price-rent elasticity of US home values and stress-tests it with metro fixed effects, time-window splits, a jackknife, and a permutation placebo, returning a verdict and a 0-100 robustness score. Get a one-shot housing briefing: a current San Jose market snapshot plus a robustness-checked estimate of how strongly home values track rents. Ask whether the price-rent relationship in US housing is statistically robust or likely confounded. See a multi-agent system coordinate specialist agents and aggregate their outputs into a single report. Send any text message to receive the combined report. No specific format is required; the orchestrator forwards your query to its sub-agents and aggregates their replies. message Any free-text question about the housing market or its robustness. ## How it works ``` ┌─────────────────────────────┐ user ───────►│ Housing Intelligence │ │ Orchestrator │ └──────────┬─────────┬─────────┘ │ │ fan-out │ │ fan-out ┌──────────▼──┐ ┌──▼────────────────┐ │ San Jose │ │ Housing │ │ Housing │ │ Robustness │ │ Agent │ │ Agent │ └─────────────┘ └───────────────────┘ market snapshot robustness verdict ``` The orchestrator stores per-session state in Agent Storage (hosted agents are stateless), waits for both sub-agents to reply, then returns a single combined report. ## Sub-agents it coordinates - **San Jose Housing Agent** — current San Jose metro home value (ZHVI) and rent (ZORI) with MoM and YoY trends. - **Housing Robustness Agent** — estimates the price-rent elasticity across US metros from Zillow data and runs a full robustness battery (fixed effects, time splits, jackknife, permutation placebo), returning a robustness score and verdict. ## Data sources Zillow Research public CSV feeds (ZHVI home values, ZORI rents) — no API key required, updated monthly. ZHVI reflects the typical value for homes in the 35th-65th percentile range, not a median sale price. ## Notes This agent is part of a hackathon project: a multi-agent econometric robustness checker. The robustness result (price-rent elasticity) is an associational baseline; the project's contribution is the automated robustness machinery around it.
